Martis Camp 2025 Real Estate Market Shows Impressive Gains
The Martis Camp real estate market continues to set new records with recent sales of high-end luxury homes in the $20 million-plus range. Martis Camp home values have quadrupled over the past two decades since its launch, eclipsing even waterfront home sales at Lake Tahoe.

Record-Breaking Sales Prices Continue at Martis Camp in 2025
In late 2024, the palatial Martis Camp golf course home pictured above shattered all records, closing for $23.6 million (that's north of $2,600/square foot). And the trend has continued in 2025 with three significant home sales in the range of $16.7. to $21.5 million.

By Q3 of 2025, the median price of a Martis Camp home rose to $8.5 million
The pace of Martis Camp home sales was not quite as brisk in 2025, as it had been during the Covid years (when buyers flocked to Tahoe to escape urban lockdowns). By the end of the 3rd Quarter, 27 homes had changed hands in this community at the base of Northstar's Lookout Mountain. But fueled by 10 sales all north of $10 million, the median sales price rose to an all-time high of $8.5 million.
The price per square foot has also shot up at Martis Camp since 2020. More than a dozen homes sold there recently closed for north of $2,000/SF. That's a big jump from the early days of the development, when median home sales prices hovered in the $2-3 million range, and it was the rare home that fetched more than $1,000/SF.
The History of Martis Camp: Smart Planning Outperforms Poor Timing
Martis Camp launched almost 20 years ago, just before the last big Recession led to a free fall in real estate prices nationwide. Early sales were slow, and many developers and spec builders purchased lots and built the smaller Guest Houses on them, leaving room later for the addition of a larger estate-sized home. But what makes this gated community in Truckee's Martis Valley unique is its rarified Country Club features, as well as one of the country's finest Golf and Ski packages. The developers were smart in completing the golf course, and the amenities (like the 55,000 SF Clubhouse where you can swim in a saline pool or book a private wine tasting with the on-staff sommelier) before the community began to build out. The amenity package sold buyers on the idea of living in this exclusive, gated community, and as the economy climbed out the Recession, demand shot up.
2025 Real Estate Market in Martis Camp on par with Covid-era pricing
Amid the Covid lockdowns of 2020 through 2022, the price of real estate in Tahoe Truckee rose to new highs. The market surge was fueled by buyers looking to escape urban lockdowns that had shuttered restaurants and shops.
While pricing dipped slightly in 2023 and early 2024, the Martis Camp real estate market roared back in 2025. By the end of October 2025, 28 homes changed hands in Martis Camp, and the median home sales price rose to $8,150,000, slipping only slightly from its Q3 2025 record high of $8.5 million.
Whether this trend can continue is anyone's guess. But it certainly follows a trend of ultra high net worth buyers seeking exclusivity, privacy, and a full-concierge experience of Tahoe.
