Marketing plans are crafted specifically for each property. And they're definitely more involved than the 3-P's: "Put it on the MLS, Put a sign in the yard, and Pray it sells." (which would be funny if it weren't often true).
So what does sell a home?
Open houses don't sell your home; they help the realtor garner new leads & allow curious neighbors to study your decor. Yard signs, similarly, are better advertising for the realtor than for your home; that's why realtors hang a rider that says "Sale Pending" as you approach closing. Ever wonder: What does a "pending" sign do to help you reel in more buyers? Nothing. Serious Buyers don't waste time on homes that are about to close.
Serious buyers are looking online, often way before they ever put pen to paper. That's why the online presence of your home is more important than ever. High-end professional photography, and crafting the "story" of your home are essential. Marketing plans will be tailed for each property, but whoever you choose to represent you should be able to explain in detail their marketing plan for your home, and how they plan to execute it.
Earlier in my career, I worked for major metro newspapers & online media. I know our feeder markets as well as I know Tahoe, and my online marketing toolkit is unparalleled. I hold a broker's license in both California & Nevada, and work the entire Lake Tahoe & Truckee region. Despite the size of our market, a few dozen realtors tend to do the majority of the business.
