Minutes from Downtown Truckee
There is no "gate" at Gray's, as you will find at many of Truckee's newer golf course communities. In many ways, that adds to its appeal. With less than 400 homesites, Gray's is a small community, but it feels very much like an extension of the town. Its meandering trail network connects to the 'older' parts of Truckee (the Downtown & the Prosser Heights neighborhood where folks still ride their horses out their backdoor in the summer) throughout the golf course and out toward established neighborhoods that have long been a favorite of full-time residents for their low snow and large lot sizes. The trail network is great for jogging or biking and you'll sometimes find striding tracks cut here in the winter.
Gray's is also just a 10-minute bike ride from downtown Truckee, an authentically old Railroad town that's about to take a radical leap into the 21st Century with the construction of the "Railyard Project." With new housing, artists lofts and plans for a movie theater, the Railyard Project promises to breathe new life into Truckee's downtown.
Price Creep Follows Demand
Oh, how much can change in a year! Moving into the Summer of 2023, we saw 12 homes for sale in Gray's Crossing, ranging in price from $3.6 Million for new construction on the golf course to $2,750,000 for a more traditional Craftsman-style design. The median asking price at the middle of 2023 was just below $3M, and the median sales price by the mid-year was just under $2.9M (with 6 homes sold by mid-year, and 3 more in escrow).
That's slightly better than last year, where the median sales price in Gray's Crossing was $2.7M (compared to a median asking price of slightly less than that.). The biggest change, however, has been Days on Market. Amid the Covid shutdowns that lingered into 2022, buyer demand for a place in Tahoe was unprecedented, and homes were on the market for a median of just 11 days (with some receiving more than one offer in the first week).
2023 is different. For one, there is more "new" inventory. Seeing the increased demand, spec builders moved back into the Gray's market (more than half of the homes on the market here in the middle of 2023 were Brand New). And the economy has had a dampening effect on Gray's, just as it has on much of the nation. Buyer demand by the middle of 2023 is not what it had been in the party days of 3% mortgage loans. By mid-year, the median days on market in Gray's crept up to 71 days.
Still, when viewed from a historical perspective, the market in Gray's Crossing is strong. Just 3 years ago, at the start of 2020, buyer opportunities abounded at Gray's Crossing. Contemporary Architecture
The architecture at Gray's leans toward Mountain Modern, with some of the newer custom homes pushing the envelope of contemporary design. White oak flooring pairs with quartz and concrete interiors for a minimalist aesthetic in some of the newer homes hitting the market this year.
Gray's Crossing has its own fitness center, with a seasonal swimming pool and restaurant. But it's also within walking distance of the Truckee Park and Recreation District, which features a great indoor climbing wall, new swim complex, and terrific year-round classes and programming.
