Tahoe Lakefront Homes Shatter Sales Records

Lake Tahoe's waterfront home market is shattering all records in 2026 with the momentum poised to continue on the Nevada side of the Lake through the end of the year. One Glenbrook, NV lakefront recently closed over-asking for $54,250,000. That's the highest price ever paid for a home on Tahoe's East Shore, surpassing even the 1998 sale of Thunderbird Lodge, the Estate of San Francisco playboy-turned-recluse George Whittell.


Set on 3.65 acres, the 10,000 square foot property features a Guest House, a private pier, and a fitness studio. It was built in 2013 to replace a 1950s cabin that traded in 2007 for $5.75 million. (Read more ... )





The Big Money is Moving to Nevada


Lake Tahoe's East Shore is a picturesque stretch of turquoise Nevada shoreline, beginning just south of Sand Harbor State Park and extending south toward the casinos of Stateline. Only about 9 miles of Tahoe's eastern shoreline is privately owned (the rest is held in the public trust), making this one of the coveted areas of waterfront properties at the Lake.


Appreciation here on Tahoe's East Shore (like Incline Village, NV) is driven primarily by two forces - scarcity, and Nevada's favorable tax climate. With no state income tax, no inheritance tax or state capital gains tax (and favorable treatment for many businesses), the Nevada side of Lake Tahoe benefits from the migration of wealth from California, which has the highest tax rates in the nation for those earning more than $1 million.


With new tax proposals on the California ballot in November (including the &quot;Billionaire's Tax,&quot; which would levy a 5 percent tax on those with a net worth of more than $1 billion), 2026 has been a record-breaking year for lakefront sales on the Nevada side of Lake Tahoe:










1145 Lakeshore Blvd, Incline Village waterfront estate with an adjacent parcel that sold off market for $125 million in March 2026 to a company connected to Steve Jurvetson, CA venture capitalist and early backer of Tesla and SpaceX


919 Lakeshore Blvd., Incline Village 7-bedroom lakefront home built in 2014, also sold to Jurvetson's interests for $47.5M in February 2026


Wovoka, an East Shore estate property in Glenbrook sold for just under $37M in May 2026


460 Gonowabie, newly built lakefront with a shared deepwater pier sold for $25.5M in March 2026










&quot;Wovoka,&quot; a 5-bedroom Luxury waterfront home on almost 3 acres of Lake Tahoe's East Shore, closed for $37 million in 2026 - a 60 percent increase over what it had sold for the year before. Thanks to increased demand and scarce inventory, it's one of several Tahoe lakefront properties that have seen unprecedented appreciation in recent years in a very short time period.

The contrast is particularly striking at the top of the market. Six of Nevada's 15 lakefront sales through early October topped $20 million, including three sales above $40 million. California recorded nine lakefront sales during the same period, but none above $20 million. Seven of California's nine sales fell between $10 million and $20 million.


A Tale of Two Shorelines


To put these numbers in perspective, not only are Tahoe's Nevada sales setting new records, they paint a picture of two shorelines diverging in value. In California, the highest price for any lakefront has been just over $40 million, and there have historically only been five lakefront sales over $30 million, including Mark Zuckerberg's purchase of the 6.2 acre Brushwood Estate for $37 million in 2019.




“It's not that buyers don't love the California side of Lake Tahoe; They do. Particularly the Westshore, with its long stretches of white sand beaches and an &quot;Old Tahoe&quot; vibe that just can't be replicated. But many of these buyers already have homes in California, and if they're in a position to take advantage of Nevada tax residency, Incline or Tahoe's East Shore is just the way to go. ~ Jackie




The Nevada side of Lake Tahoe has seen 17 sales over $30 million - in the past five years alone.  Demand on the Nevada side, particularly in Incline Village, surged earlier this year on the heels of Sergey Brin's purchase of Crystal Point, a stunning waterfront compound in Crystal Bay that had been previously listed for $75 million. The price had been reduced over the years, and was down to $43 million last year, when the Google co-founder picked it up for $42M (a figure that's looking like the last of the great bargains - at least in Nevada).


It's hard to say it's &quot;just&quot; taxes that are driving the divide in value between the California and Nevada sides of Lake Tahoe. But as someone who works as a broker in both states, I've seen the tax incentives drive buyer preference time and time again.  Buyers who can domicile in Nevada for tax reasons (or are anticipating a liquidity event that would allow the change at some point in the near future) will focus only on Nevada properties.


In past years, the majority of those buyers have come from California. More recently, we are seeing an influx of buyers from Washington state, which approved a 9.9 percent income tax on those earning more than $1 million a year. The new tax was approved in 2026 and takes effect in 2028.


&quot;Opportunities&quot; on the California Side of Lake Tahoe


If you're open to either side of Lake Tahoe (or maybe you already live in Nevada), the dollar buys you more in California. With development tightly restricted on both shorelines, scarcity drives value, so both markets have seen strong appreciation over the decades.





Lake Tahoe: An Investment? Or a Legacy?


For many owners a Tahoe lakefront property is a legacy that will be passed down for generations. This one-of-a-kind Rubicon Bay property, for example, last changed hands in 1960:


     One of the few remaining lakefront properties of its kind at Tahoe, this 4+ acre Rubicon Bay, Calif compound encompassing three parcels offers more than 660 feet of white sand shoreline with a private pier, boathouse, and several mid-Century structures. It had been in the some family since 1960, and is currently offered at $30 million. As we move into the 4th Quarter, 3 more lakefronts ranging in price from $12 million to $25 million are in escrow on the Nevada side of Lake Tahoe (2 on the East Shore, and one in Crystal Bay).  And California has six in escrow - all of them under $7 million.

July 2026 Mid-Year Lahontan Market Update


As we move into the second half of 2026, the Lahontan real estate market continues to demonstrate the resilience and long-term appeal that have made it one of Truckee's most sought-after luxury golf communities. Demand for quality newer homes in premier locations remains strong.


The early months of 2026 saw a healthy balance between buyers and sellers in Lahontan. Inventory since then has been on the uptick, but newer homes continue to attract serious interest, particularly those offering exceptional architecture, privacy, mountain views, golf course frontage, or recently updated finishes.

Q: Why do two Lahontan homes with similar square footage differ by $2 million?


Lahontan is very much a bifurcated market with less demand currently for the older lodge style homes that epitomized the early days of Truckee's first gated golf course community. In recent years, demand has swung toward more contemporary designs, or the &quot;Modern Farmhouse&quot; look.


Homes built more than 20 years ago are a tough sell in today's real estate market, and require sharp pricing to sell in 3 months or less. The home pictured below is a great example.  Built in 2000, it embraces more of a Craftsman-style architecture characteristic of Lahontan's earlier days. It was listed a hair under $2.8M and sold in less than two weeks for $2.9M ($916/sf):

While similar in size, the more contemporary home built in 2018 sold for $2 million more than the more traditional Craftsman-style Lahontan home because newer, more &quot;Mountain Modern&quot; homes are fetching higher prices per square foot than the older styles.

What's ahead for Lahontan ... 


Lahontan will be the country club to watch in 2026. Property values in this gated golf course community at the base of Northstar have risen consistently over the past decade, with a couple of record-breaking sales in 2025 setting the stage for what could be a very strong market in the year to come.


Contemporary New Construction on James Reed set a record as the highest sale in Lahontan, closing at $7,850,000 in the Fall of 2025. The 5-bedroom home features 6,000sf of living space


Contemporary Designs Trending


Home sales north of $6 million have been just a fraction of the overall market in Lahontan. Only 6 homes have fetched that price point in Lahontan since the inception of the community in the late 1990s, two of them in 2025 -- both of them new construction, and both designed in the Mountain Modern/Contemporary style that represents a departure from the &quot;Old Tahoe&quot; designs Lahontan was once famous for.

Sales were brisk in Lahontan last year, with 24 homes changing hands for a total sales volume of more than $95 million, numbers we haven't seen since the Covid lockdowns of 2020 inspired an urban flight to Tahoe. That's a big jump from just two years ago, when only 13 homes sold in Lahontan.


Prices in 2025 ranged from the top-dollar sale of contemporary homes to several impressive sales of &quot;Old Tahoe&quot; style homes in the $3 - 4 million range. One home with just one bedroom (designed to be more of a Guest House to the main, yet-to-be-built home) closed for $1.85 million, a rare price for Lahontan (nothing has previously sold under $2M here in the past five years).



Like many communities, Lahontan values nosedived during the last Recession, bottoming out in 2011. But the years since have seen steady appreciation, and homes have held their value nicely over the past five years.


The New Face of Lahontan's Club


Lahontan is the oldest and most established of Truckee's gated golf course communities. That's reflected nicely in the architectural aesthetic of its Clubhouse and early designs, which are like the crossroads where Greene and Greene meet Big Mountain Lodge styling.  It's a testament to the art and joinery of the Craftsman movement that will never entirely fall out of fashion. But the grand-daddy of Truckee's gated golf course communities was overdue a facelift.  So two years ago, the Club embarked on a refresh.


Funded by a one-time Club Member assessment of $30,000, the renovations will include a remodel of the fitness center and the iconic Camp Lahontan, as well as substantial modifications to the Lodge with expanded casual dining and bar space, as well as re-imagined indoor/outdoor spaces for socializing like the one pictured below.


A new L-shaped bar at Lahontan's renovated Clubhouse with big screen TVs for viewing sporting games and events aims to enhance social connectivity, and offer a lovely indoor/outdoor space for gathering.


Lahontan Club Membership Pricing


Lahontan is a private, member-owned Club. Its golf memberships, limited to just 350 equity and invitational members, are sold on the open market, and pricing varies based on supply and demand. In January 2026, the Club had only one membership for sale at an asking price of $325,000, on par with initiation fees at the neighboring Martis Camp.

By mid-February, there were just 11 homes for sale in Lahontan, more than half of them priced over $5 million. While it's impossible to predict what will happen with the economy in 2026, if demand remains consistent with last year, Lahontan might well be the country club to watch this year. With a fresh face on the Club facilities, timeless architecture, and strong demand for the Club, it will be interesting to see how Lahontan's next chapter unfolds in 2026 and beyond.

Will San Francisco's AI Boom Fuel Tahoe Luxury Real Estate?

A tsunami is building off the California coast; not of water, but of money. And if history is any guide, it's likely just a matter of time before it hits Tahoe Truckee, potentially reshaping the real estate landscape here.


In San Francisco, artificial intelligence is minting a new generation of millionaires who are snatching up high-end homes at an unprecedented pace. The question isn't whether some of that capital will reach Tahoe—it almost certainly will. The question is how much, how fast, and which communities will benefit?

The San Francisco real estate market is clearly experiencing a new AI-driven wealth cycle. Early employees at companies like OpenAI, Anthropic, Scale AI, and others are converting private equity into real purchasing power, while expectations of future IPOs are creating a &quot;buy before prices go higher&quot; mentality.


That has produced intense bidding wars, especially in SF's $2–5 million range, with some homes selling for more than $1M over asking, and a sharp increase in all-cash purchases. With OpenAI and Anthropic (each valued at nearly $1 Trillion) expected to go public later this year, or in early 2027, buyers appear to be trying to beat the rush.


Those two IPO, combined with SpaceX's successful launch, are expected to create more than 16,000 new millionaires, and at least 20 new billionaires, the NYT reports. AI wealth is highly concentrated. Even in San Francisco, most of the buying frenzy is occurring in specific luxury neighborhoods rather than lifting every segment of the market equally.


The same will likely be true for the Tahoe luxury real estate market, which has historically followed Bay Area trends. The communities to benefit most from new AI wealth will likely be Tahoe's coveted lakefront market, and gated country club communities like Lahontan, Martis Camp, Schaffer’s Mill, and Clear Creek Tahoe with starting prices north of $3M.





Tahoe Luxury Lakefront home sales more than double in 2026


The first wave is already being felt in the Tahoe lakefront home market. The pace of sales has more than doubled over this time last year, with 10 homes changing hands, compared to just four last year. Incline Village, long a billionaire's tax haven on Lake Tahoe's north shore, has also seen some record-breaking sales. 


Tech Investors Buying in Incline Village:


Incline Village is seeing unprecedented inflows of cash from high tech investors seeking luxury homes on the North Shore of the Lake as well as a Nevada tax home.




Steve Jurvetson, venture capitalist and early backer of Tesla and SpaceX, acquired a $125 million lakefront estate in March 2026 — the largest residential purchase ever recorded on the Nevada side — followed by an additional $46 million property in the same enclave. Sergey Brin, co-founder of Google, purchased the $42 million Crystal Pointe estate in Crystal Bay.


Larry Ellison, founder of Oracle, acquired the Hyatt Regency Lake Tahoe for $345 million and has continued expanding his personal holdings throughout the area.




Why Incline?


With no state sales tax, no inheritance tax, no capital gains tax, and favorable treatment for most business, the Nevada side of the Lake is especially attractive to those who can benefit from a Nevada tax home.  Property taxes in Nevada also tend to be shockingly lower than in California because homes in the Silver State are not automatically re-assessed upon sale at the sales price. That's especially attractive for buyers coming from tax-happy states like California, where the newly proposed &quot;Billionaire's&quot; tax (Prop 40 on the November 2026 ballot) aims to levy a one-time 5 wealth tax on state residents and trusts with assets over $1 billion. Even before the proposal had enough signatures to get on the ballot, billionaires like Elon Musk, Peter Thiel, and Google co-founder Larry Page fled the state.





The volume of sales in Incline Village is up 181 percent over this time last year, with some significant luxury sales leading the pack.  The median price has also risen to a high of $2.5M


 


Mid-Year 2026 Tahoe Truckee Market Snapshot


While the shift in Incline is remarkable, it's not the only Tahoe Truckee community seeing gains over 2025. The overall market, including the Reno metro area, remains strong. 




LAKE TAHOE: the overall Tahoe market saw a 46 percent increase in sales volume to almost $1 Billion in sales over the first 6 months of this year, The median price rose 46, pushing it to almost $1M (sales include small cabins as well as estate homes)


LAHONTAN: While there were fewer home sales by mid-2026 than last year at this time (8 vs 12 last year), the median sales price shot up almost 50 percent to $4.85M (Read my Full Lahontan mid-year analysis)


SCHAFFER'S MILL: The pace of sales is up slightly in 2026, but the median sales price for single family homes fell almost 10 percent to $4,098,600


TAHOE DONNER: Sales volume fell by 4 percent from this time last year, but the median sales price rose to $1,305,000, an unprecedented number in this older neighborhood above Truckee, where gambrels and smaller cabins are still common.


RENO: The median sales price in Reno continues to inch upward ... now at $650k, presenting challenges for first-time homebuyers, but potential windfalls for sellers, especially those who bought at the tail end of the last Recession.




This is a Good Time to Buy in Tahoe Truckee


Except for Incline Village, the effects of the AI wealth wave have not yet been felt in Tahoe Truckee. So Silicon Valley buyers who are considering a purchase here, especially in one of the luxury communities, might not want to wait. In many communities, including Truckee's Martis Valley, it's a buyers market right now.


Luxury buyers have traditionally shown a strong preference for gated golf course communities, like those mentioned above, with country club style amenities and concierge-style services. Not all buyers can take advantage of Nevada's favorable tax climate (if your income is sourced in California, the CA FTB will want their share). So my guess is that Truckee's trio of gated golf courses in the Martis Valley offers attractive options for those prefer a golf and country club lifestyle over lakefront living.


Inventory is strong in all three of those communities right now, with 40 homes for sale as of this writing. Close to half of them are Brand New construction, and some, like this home on the 10th Fairway at Schaffer's Mill, are a bargain at just over $1,100/sf:

Martis Camp Expands its Lake Tahoe Beach Club


Exciting new developments are underway at Martis Camp, the toniest of the Martis Valley gated golf course trio. Late last year, they purchased Mourelato's Resort on the white sand beach of Tahoe Vista with the goal of significantly expanding their lakefront amenity for homeowners. Homes currently for sale there range in price from $6.5M to $22M for a modern estate property with sprawling grounds and waterfalls. The pace of sales at Martis Camp is on par with last year, but the median sales price has fallen to $7.35M (from $8.5M last year).


Range of Options in Lahontan


Lahontan currently has 18 homes for sale, ranging in price from just over $3M for a traditional lodge-style home to north of $9M for a contemporary new construction. From an architectural point of view,Lahontan has undergone a metamorphosis over the decades, and while there remains a strong market traditional Lodge-style homes, the properties that fetch top dollar today lean toward contemporary, or the modern farmhouse look like this home on the 4th hole of the Par 3 course:

A Buyer's Market


Months of inventory is a traditional yardstick for evaluating whether a real estate market is tipping in favor of buyers or sellers, with 6 months of inventory being the break even point, favoring neither buyers nor sellers. Today, in mid-2026, there is a little over 7 months of  inventory in all 3 communities (Lahontan has almost 11 months of inventory). Experience has taught me that can change fast.


And when it does, pricing doesn't always revert back to where it was before.  Tahoe luxury real estate, like bridge tolls, only seems to move in one direction over time: up.


The Covid Boom: a case study


The trio of gated golf courses in the Martis Valley offers a contained look at how the Covid boom drove up the price of Tahoe Truckee real estate. In 2020, buyers began flocking to Tahoe to escape the lockdowns in the Bay Area. Overnight, it seemed, inventory fell so low that many a weekend, we had but one or two homes to show prospective buyers in any given neighborhood. Lahontan became so popular that the Club had to implement a moratorium on social memberships to get a handle on overcrowding.


Low inventory combined with high demand led to a spike in pricing:




2019 - Median sales price in the Martis Valley hovered below $4M


2021 - Median pricing rose to a little over $5.3M


2023 - Median sales prices rise to almost $5.6M


2026 - Mid-year median sales prices inch higher to almost $5.7M




What surprises me about that data is that one would expect prices to adjust downward once the rush on homes had subsided. But the opposite happened.


What Tahoe Truckee Buyers and Sellers Should Watch Over the Next 12–24 Months


Every great economic boom leaves fingerprints on Tahoe. The Comstock Lode built mansions on the lake. The dot-com era transformed Martis Valley from ranch lands into one of America's premier luxury communities. Now artificial intelligence is creating another concentration of wealth unlike anything Silicon Valley has seen in decades. Is Tahoe | Truckee about to feel the effects?


Like a Gold Rush, the frenzy in San Francisco right now is being fueled in part by a fear of missing out. When the really big money hits the street, some buyers fear it will drive prices well beyond what they can afford. Crazy as it seems, it's not without precedent.


As a Bay Area journalist in the 1990s (and someone who purchased in Truckee back in 1997) I had a front-row seat to the dot-com era.  Remember Netscape? Or the days when the old brightly colored Macs lit up to American Online announcing: &quot;You've got mail.&quot;  We didn't see it coming at the time, but that era of rapid wealth generation had a dramatic impact on the value of real estate in the Bay Area, and, by extension, Tahoe.


The dot-com bubble eventually burst, but the changes it affected in the Tahoe Truckee real estate market had lasting effects, driving prices higher than homeowners could have imagined. The Recession that followed (spurred by the sub-prime mortgage crisis) caused prices to fall in many areas of Tahoe Truckee.  (Incline Village was the singular exception. In 2009, when real estate was at its low point elsewhere, the median sales price in Incline eclipsed $2M, a pre-Covid high ... click here for more info on that)


Lahontan, for example, was hit hard, but regained its ground and surpassed all sales records during the Covid boom:







We are now beginning to see the same trend emerging in Tahoe Truckee on a playing field were the bar has been dramatically raised twice over the past 30 years -- once with the doc-com era, and again during Covid, when Bay Area buyers flocked to Tahoe to escape urban lockdowns. 


What I'll Be Watching During the Second Half of 2026:


A lot of my clients ask what I predict for the next 6 to 12 months. Honestly, I think a lot will depend on the broader economy and especially what happens in the tech field over the next year. A prolonged slow down in Bay Area hiring or a reduction in venture capital investment could tip the scales.  A Tahoe luxury vacation home is, after all, a discretionary purchase.

Home Values Up in Tahoe Donner


The price of a single family home in Tahoe Donner rose in 2025 to near record highs, with more than two-thirds of homes here selling for more than $1 million.


This continues a trend that began almost a decade ago, when homes priced over $1 million began to gain momentum in Tahoe Donner.  Luxury sales, as a share of Tahoe Donner's overall market, rose from just 7 percent in 2015, to 69 percent today. That's a remarkable shift. The price creep in Tahoe Donner has occurred, thanks in part thanks to the overall appreciation of real estate values in the Tahoe/Truckee region. But to a greater degree, it represents a sustainable trend toward larger and more custom homes being built here since Tahoe Donner's inception in the 1970s.


This 4-bedroom home on upper Skislope in Tahoe Donner sold for $2,795,000 in Jan 2025. Several high-end sales in Tahoe Donner over the 1st Q of 2025 helped support higher median prices.


Tahoe Donner Homes: from Small Cabins to Grand Custom Homes


In its early days some 50 years ago, the majority of homes in Tahoe Donner were small cabins and gambrels, many with no garage, and only a few of which were being used as a year-round residence. Snow removal was a challenge in those days, and consistent plowing was almost unheard of until the Town of Truckee incorporated in 1993 (partly to take local control over roads, snow plow operations,  building codes).


Back in those days, someone buying or building a home on Skislope or any of the other Tahoe Donner neighborhoods perched at or near 7,000 feet were deemed to be &quot;adventurers&quot; because snow loads are significantly higher at those elevations, and you could not always count on plow service. 


The Joy of Being &quot;Snowed in&quot;


When I built our 1st home at that elevation in Tahoe Donner in the 1990s, friends advised us against it. We were told that there would be many winter days when we would not be able to leave the house. (There were some, and ironically I remember those snow-bound days fondly as times of family togetherness with no power, no TV, and little else to do but engage with one another, talking, and playing board games by candlelight.)


But a lot has changed in Tahoe Donner over the past two decades, and while there are still some accommodations one needs to make for snow loads at the higher elevations, snow removal has evolved exponentially since that time. The Town of Truckee now has apps like &quot;Where's My Plow,&quot; allowing owners to keep tabs on the municipal snow removal operations (and the driveway plow companies are never far behind). 


Big Views -- Big Price Tags


The growth of Tahoe Donner toward build-out has seen more and more of the higher elevation lots developed in recent years. With elevation comes views, and I mean BIG views ... some stretching from the top of the Pacific Crest to the alpenglow sunsets over the Carson Range.


Homes at or near the ridge tops with views in every direction (or those backing to open space or amenities like golf) have led the market with the highest price per square foot sales in recent years. Post-Covid, buyer preference throughout the Tahoe region also swung heavily in favor of homes that were highly upgraded..  So the 3-bedroom cabin, no matter how fantastic the view, was just not going fetch prices per square foot on par with the cost of building brand new.


At price points in the $2 million range, buyers expect high quality -- or &quot;unique&quot; finishes. This Tahoe Donner home on Stockholm in upper Tahoe Donner, for example, features nice views along with upgraded finishes and high end cabinets and appliances.


While the $2.7 million price tag is steep for Tahoe Donner, this home (built in 2018) features 4 bedrooms and almost 4,000 sf of living space at a square foot price of just $690/sf, which is less than what it would cost to build in today's economy.


Housing Market Forecast for Tahoe Donner


While the economy presents headwinds as we move into 2026, I predict the Tahoe Donner real estate market will continue to see sustainable appreciation with a strong pace of sales for homes that are priced right.  Inventory levels will also swing pricing. Last year, for example, more homes hit the market for sale in Tahoe Donner (and much of the Tahoe basin) than we had seen in a decade, exerting a downward pressure on pricing for some homes.


When buyers have a lot to choose from, they can be more selective. So in high inventory markets, sharp pricing is key.  As we move into 2026, there are a little more than 20 homes for sale in Tahoe Donner (6 of them listed within the first two weeks of the New Year). 


By mid-January, there were fewer buyers in the Tahoe Donner market than we had seen, say, around Thanksgiving. But that will change as we move toward Spring. By April or May, it would be normal to have at least 35 to 50 homes for sale in Tahoe Donner.


If the new Fed Chair (Jerome Powell's term is up in May) favors interest rate reductions, lower rates will likely fuel the real estate market. If you're considering selling, it's important to stay ahead of that curve, because lower rates could also inspire those locked into low-rate mortgages to sell.  The sweet spot for sellers will be to list when demand is high and inventory is low. Martis Camp 2025 Real Estate Market Shows Impressive Gains


The Martis Camp real estate market continues to set new records with recent sales of high-end luxury homes in the $20 million-plus range. Martis Camp home values have quadrupled over the past two decades since its launch, eclipsing even waterfront home sales at Lake Tahoe.


This 9,000 SF home in Martis Camp set a new record for the tony golf &amp; ski community, closing late in 2024 for $23.6 million


Record-Breaking Sales Prices Continue at Martis Camp in 2025


In late 2024, the palatial Martis Camp golf course home pictured above shattered all records, closing for $23.6 million (that's north of $2,600/square foot). And the trend has continued in 2025 with three significant home sales in the range of $16.7. to $21.5 million. 


This 8,800sf home on Valhalla Drive in Martis Camp closed in Sept. 2025 for $21.5 million, 14 percent under asking, after more than eight months on the market


This 5-bedroom home overlooking the Golf Course at Martis Camp sold in September 2025 for $18,750,000 in just a week on the market. It was built in 2023


Martis Camp home with Guest House, pool house, private gym &amp; space for entertaining sold for $16,730,000 in September 2025. The estate property is just a short walk to Martis Camp's Ski Lodge with a restaurant, bar, and a high speed lift to the top of Northstar's Lookout Mountain. 





By Q3 of 2025, the median price of a Martis Camp home rose to $8.5 million


The pace of Martis Camp home sales was not quite as brisk in 2025, as it had been during the Covid years (when buyers flocked to Tahoe to escape urban lockdowns). By the end of the 3rd Quarter, 27 homes had changed hands in this community at the base of Northstar's Lookout Mountain. But fueled by 10 sales all north of $10 million, the median sales price rose to an all-time high of $8.5 million.


The price per square foot has also shot up at Martis Camp since 2020. More than a dozen homes sold there recently closed for north of $2,000/SF.  That's a big jump from the early days of the development, when median home sales prices hovered in the $2-3 million range, and it was the rare home that fetched more than $1,000/SF.


The History of Martis Camp: Smart Planning Outperforms Poor Timing


Martis Camp launched almost 20 years ago, just before the last big Recession led to a free fall in real estate prices nationwide. Early sales were slow, and many developers and spec builders purchased lots and built the smaller Guest Houses on them, leaving room later for the addition of a larger estate-sized home. But what makes this gated community in Truckee's Martis Valley unique is its rarified Country Club features, as well as one of the country's finest Golf and Ski packages.  The developers were smart in completing the golf course, and the amenities (like the 55,000 SF Clubhouse where you can swim in a saline pool or book a private wine tasting with the on-staff sommelier) before the community began to build out. The amenity package sold buyers on the idea of living in this exclusive, gated community, and as the economy climbed out the Recession, demand shot up.


2025 Real Estate Market in Martis Camp on par with Covid-era pricing


Amid the Covid lockdowns of 2020 through 2022, the price of real estate in Tahoe Truckee rose to new highs. The market surge was fueled by buyers looking to escape urban lockdowns that had shuttered restaurants and shops.


While pricing dipped slightly in 2023 and early 2024, the Martis Camp real estate market roared back in 2025. By the end of October 2025, 28 homes changed hands in Martis Camp, and the median home sales price rose to $8,150,000, slipping only slightly from its Q3 2025 record high of $8.5 million.


Whether this trend can continue is anyone's guess. But it certainly follows a trend of ultra high net worth buyers seeking exclusivity, privacy, and a full-concierge experience of Tahoe.

Strong Tahoe Donner Home Sales in 2025


The real estate market in Tahoe Donner is showing strong gains in 2025 with a healthy mid-year outlook. But if you're trying to sell your Tahoe Donner home this summer, it might not feel that way.


More Tahoe Donner homes have sold this year so far than last year, and single-family homes are fetching higher prices. Overall sales volume is up 10 percent, and the median sales price rose 7 percent over mid-2024.





Slow Condo Market




Decreased Activity: Volume and units sold significantly decreased in 2025.


Increased Prices: Despite fewer sales, the median and average prices increased by 17, indicating that the condos that are selling are doing so at higher values.


Less to Choose From: As of today, there are only 11 Tahoe Donner condos on the market for sale




High-End Tahoe Donner Market


Luxury Tahoe Donner sales (those homes priced over $1 million) represented almost three-quarters of all sales, a 10 percent increase over last year. That's a trend I saw emerging as Tahoe Donner home prices began rebounding from the last Recession (click here for a 2021 analysis of that shift), and it skyrocketed in 2020.


Amid the Covid lockdowns, more affluent buyers flocked to Tahoe for an escape from the confines of urban life. For some, it was the discovery of a new lifestyle, and they have stayed on, spending half the year here (or more) with the freedom to work from home part-time. Not everyone had that luxury, and those with children eventually had to head back to school when in-classroom learning resumed.


But you would think that once urban life returned to normal, and owners were spending less time in Tahoe, that the trend would have reversed itself. In Tahoe Donner, at least, that has not happened yet. In fact, the opposite is true: Over the last four years, luxury sales have consistently represented about two-thirds of Tahoe Donner's overall sales, with steadily increasing median sales prices. Today's median sales price of $1.275M is down slightly from where we started at the beginning of the year, but up 7 percent from where we were this time last year. (Read more ...)





Many Tahoe Donner Homes to Choose From


The biggest change we have seen this year is the sheer &quot;volume&quot; of Tahoe Donner homes for sale. By the weeks following the July 4th holiday, new listings traditionally have tapered off, and a &quot;normal&quot; level of inventory would be around 30 to 40 homes. (That said, during the Covid boom, there were weekends when we had little more than a handful of homes to show buyers)


Today, however, there are 71 homes for sale in Tahoe Donner. That's roughly four months of inventory (six months of inventory is considered a balanced market, favoring neither sellers nor buyers. Less than six tilts the scales toward the seller's side; more than six shifts toward a &quot;buyer's market.&quot;) 


How to Sell Fast in a Crowded Real Estate Market


The low inventory that marked the first few months of the year rapidly shifted, inspiring many sellers to adjust their prices downward to compete in an increasingly crowded market. The average days on market now sits at 59 for Tahoe Donner's existing inventory (but just 22 days on market for those homes that sold in the past three months).


For sellers, it's a competitive mid-Summer market in Tahoe Donner. Smart pricing, and attention to the little details like fresh paint, repairs, and an eye for staging (or at least, de-cluttering) are key for Tahoe Donner sellers now.

Summer 2025 put a little sizzle on a chilly Tahoe Waterfront Home Market


The market for Lake Tahoe waterfront homes has been kind of a roller coaster ride for the past few years, but the mid-Summer data for 2025 suggests we're heading into more of a steady market for a product that is far from a &quot;steady&quot; commodity.


What began at Lake Tahoe as a year marked by low inventory changed by the start of Summer to a waterfront market with robust options. From Tahoe's Westshore to Tahoe City and extending past the north end of the Lake into Zephyr Cove, Nevada, there were 39 lakefront properties for sale by mid-July, 2025.

Scarcity Drives Value


The range of waterfront home options at Lake Tahoe this year really offers something for every taste and budget. And at Lake Tahoe, where environmental concerns limit development of the shoreline, the value of waterfront home lies more in the land (and entitlements to build) than in the structure itself. This Dollar Point waterfront home (asking $8.5M) is a 3-bedroom that's been gutted down to the studs inside, but the pier and boathouse -- a rarity on the lake that can't be built today -- carry a high value.


Mid-Summer Market Uptick on Lake Tahoe's North &amp; Westshore Waterfronts


After a slow start to 2025 ( just 3 lakefront homes sold on Tahoe's North and Westshores during the first 6 months of this year), July put a little sizzle on the market, with 5 more terrific waterfront properties going into escrow during the 1st half of the month. 


One home, a darling new build in a walkable neighborhood near Fleur de Lac, saw multiple offers after just a few weeks on market:

Do Days on Market Matter for a Lakefront Home?


Multiple offers in just a few days on the market can be great news for the market overall, but it also sometimes leaves sellers asking whether they priced a home too low. There is definitely a sweet spot for pricing, but the waterfront market at Lake Tahoe does not really follow a predictable pattern, as we saw so poignantly during Covid, when lakefront homes were flying off the shelves.


Waterfront buyers at Lake Tahoe can be fickle


One of the Westshore waterfront estate properties that sold for $27.5 Million in January of this year had been on and off the market since 2021.  Set on almost 2 acres, the grounds are stunning, and the property includes a Guest House, pier, saline hot tub, indoor lap pool, and 130-feet of lakefront footage. With limited inventory four years ago, I guessed it would have moved quickly. But when it comes to the upper end of Lake Tahoe's waterfront homes, it's sometimes just a matter of pairing the &quot;right&quot; property with the &quot;right&quot; buyer.

Nevada or California?


Where you buy sometimes depends on your personal goals. Buyers seeking a tax haven often prefer the East side of Lake - or Incline Village - both in Nevada, which is a state with no income tax, no inheritance tax, and friendly treatment for most businesses. Stretching from the intersection of Highway 50 down to Stateline, with its casinos and nightlife, the East side of Lake Tahoe is known for its turquoise waters, and boulder-strewn shoreline. Prices for a waterfront home on the East Shore of Lake Tahoe currently range from $8 Million to well north of $100 Million for estate properties.





East Lake Tahoe has seen 3 lakefront properties change hands so far this year, two of them off market -- one at $42 million and another at $37.5 Million. &quot;Wovoka,&quot; a stunningly unique waterfront home with guest structures in Glenbrook closed earlier this year for $23 Million. The property had originally been listed with an adjacent holding at $55 Million, and went into contract after being sold separately and then reduced to $25 Million.


The &quot;Wovoka&quot; Estate on Lake Tahoe's East Shore that sold earlier this year for $23 Million was named for a Northern Paiute leader. Its 3 structures are set on almost 3 scenic acres of waterfront property in Glenbrook, Nevada.

If the start of 2025 is a harbinger of what's to come, Tahoe Donner real estate is poised to set a new record for high-end home sales. 


By mid-February, 17 homes had changed hands in Tahoe Donner, two-thirds of them for more then $1 million. Fueled by a handful of sales in the $2-3M range, the median sales price rose to an unprecedented $1,670,000. This continues a trend that emerged in 2021, when the pace of homes priced over $1M eclipsed the broader market in Tahoe Donner.


Custom Homes &amp; High-End Spec Homes


From humble beginnings with the gambrels of the 1980s, the architecture of custom homes in Tahoe Donner has continued to push the envelope over the years, with the priciest home sales here offering not just creative designs, but terrific views, and unique locations. The most expensive home to sell here was an MWA-designed Lodge-style home near the top of Skislope with views of the Martis Valley, and the Tahoe Donner Ski Hill.


MWA-designed Tahoe Donner home sold for $3,850,000 in November, 2022


At close to $4M, that Skislope sale is an impressive number for Tahoe Donner, but at just $732 per square foot, it pales in comparison to what a similar design of the same size would fetch in say, Lahontan. For that reason, spec builders in Tahoe Donner have stayed close to variations of a popular floor plan incorporating a trussed roof design with an upstairs great room flanked by one to three bedrooms.


It's a design that has served Tahoe Donner well over the years because a normal winter can easily add up to 10 or 20 feet of snow piled up around a home here. And the second story living ensures you might still see out of your windows all season long.


A variation on this theme is a split level with the garage at ground level, and an exterior stairs leading up to an entry that takes you upstairs to the main living area, or downstairs to additional bedroom (and sometimes a second den).  You will see a number of these homes throughout Tahoe Donner, with newer construction offering high end finishes like hardwood floors and a chef's kitchen. 


This 4-bedroom Brand New Home on the Tahoe Donner Golf Course closed for $2.3M in just 10 days on the market in January 2025


Winter 2025 is a Seller's Market


With 20 homes for sale in Tahoe Donner, there are more homes to chose from this February than we saw last year at this time. But that's just a little over one month's supply, suggesting that today's market strongly favors sellers. (In real estate, a balanced market is one in which you have 6 months of supply. Fewer than that favors sellers, and greater than 6 months represents more of a buyer's market).


We can expect that number to rise as we move toward Summer. Prior to the start of summer, a normal inventory for Tahoe Donner would be somewhere in the range of 35 to 50 homes for sale.





Interest rates didn't seem to have a dampening effect on Tahoe Donner sales last year, and we expect to see that trend continue into 2025. Tahoe Donner's popularity is largely driven by its amenities, and its year-round recreational opportunities, which include a Beach Club/Marina at Donner Lake, one of North America's best Cross Country Ski Areas, year-round swimming and fitness facilities, and more. With 210 homes sold in Tahoe Donner last year, the pace of sales was stronger than what we saw in 2023. The median sales price for Tahoe Donner also rose $60,000 last year to $1,175,000.





Brand new homes continue to fetch the highest prices per square foot. Among the older homes sold recently, buyer preference leaned heavily toward those offering four bedrooms (preferably two of them en-suite), or three bedroom homes with both a Great Room and an additional den or rec room. Those types of homes -- even those built 20 years ago -- have been selling for prices approaching $600/SF.

If you've been dreaming of a waterfront home at Lake Tahoe, this might just be the perfect time to go shopping. The year, so far, has been off to a slow start for lakefront homes, with just a handful of significant sales:




This Eastshore home in picturesque Snug Harbor changed hands in March for $6,750,000 ($1.2 million under its initial asking pice of nearly $8M). Beautiful beach (but no pier), and a 5-bedroom 1960s classic with good bones in need of a remodel.  


A multi-level home with an elevator and boulder-strewn lakefront on Crystal Bay's iconic Gonowabie sold off-market for $9.7 million. It had sold twice in pervious years, once in 2018 for the bargain price of $5.6 million (after more than 3 years on the market), and again during the Covid Rush of 2020 for $7,850,000.  


On the California side of the Lake, a &quot;newish&quot; home with a terrific deep-water pier closed at the end of January for $7.3M cash (a ways off its initial ask of $9.5 million two years ago, but shoulders above what it sold for &quot;brand new&quot; during the last Recession). The house had been a 1970s special with lime-green everything when it sold for $2,350,000 back in 2008. Completely rebuilt, it launched back on the market at $6.5 million during one of the worst downturns in recent memory.


A contemporary home at the Old Cedars redevelopment in Tahoma that closed for more than $5.5M. The home is one of 6 on what used to be the Old Cedars Lodge, a collection of rustic rental cabins big on &quot;location&quot; and lacking in anything else. The cabins were torn down, and replaced with 6 single-family homes that share a pier and lakefront access. It's an idea that paid dividends. What's New?


As Summer kicks off this week, we have more than two dozen beautiful lakefront properties to choose from, several of them reduced in price since last year.


5 Acres in Incline Village


The Wynn Estate in Incline Village has been marked down $7 million in time for summer. Built by casino mogul Steve Wynn in the 1990s, Old Forge hit the market last year at $76 million (more than double what the current owners paid for it in 2017). It was an ambitious ask, as the home retains much of its 1990s character.  But it's being marketed with impressive architectural renderings of what the home &quot;could&quot; look like after a remodel (click on the photo below for a full set of photos).

The main home is more than 12,000 square feet, with an expansive master bedroom &amp; three en-suite guest bedrooms (all with sweeping view of Lake Tahoe). And a guest house features three more bedrooms.


But what's perhaps most unique is the park-like setting. Just a few doors down from the Hyatt, both homes are set on 5 acres with 210 feet of private, white sand beach, a rarity around the Lake.


Markups &amp; Markdowns


Crystal Pointe, a stunning lakefront compound with more than 500 feet of shoreline, is back on the market with a new price, and a new pier (coming soon). A funicular connects the main house to the Lake House, which features a Great Room/bar opening to a patio overlooking the Lake. At $49.5 million, the estate is down more than $25 million from its initial asking price of $75 million in 2017. 





Lake Tahoe's East Shore


In Glenbrook, a 4.5 acre lakefront compound with 5 cabins, a boathouse, and a very rare rock crib pier (you can't build those anymore), is on the market for just under $33.8 million. The cabins and the lake house have all been extensively remodeled since it last sold four years ago for $12.3 million. With 5,781 additional square feet of land coverage, a new buyer has the potential to build a sizable main residence on the property. Very unique offering


One of the most unique properties in all of Glenbrook is Shakespeare Ranch. Owned by Larry Ruvo (whose Southern Wine &amp; Spirits is the largest distributor in Nevada), it has been for sale on and off over the years for as much as $98 million. 


The current piece of the property being offered -- at $25 million -- includes a handful of the cabins, along with lakefront &amp; the opportunity to onboard boating guests with the use of Mr. Ruvo's pier.

Speaking of $25 Million ...


I just have to pay homage to one of my favorite lakefronts on Tahoe. It's completely impractical (more of a summer home than year-round because it gets its water from the Lake, and, while there is a dirt road to the property off Highway 28, the easiest access is by boat or seaplane). It's rustic ~ a throwback to the days when Tahoe was a place you went to &quot;escape&quot; the rat race. 


When you have enjoyed all the trappings that wealth can buy, there is nothing potentially more satisfying to the soul than that which nature can provide.  Thanks to its remote &amp; pristine setting on one of the most beautiful lakes in the world, Secret Harbor is just that: priceless.

California Lakefronts


Quiet Luxury near Sunnyside


Nothing about this home shouts &quot;luxury,&quot; but it's obvious in the attention to detail.  It features a 7-bedroom main house, a detached guest house, deepwater pier, saline hot tub, indoor lap pool, and 130 feet of private lakefront (just doors down from Sunnyside Restaurant and Lodge). The asking price of $29.5 million is down $9 million since the home debuted three years ago. It last changed hands for $12.4 million in January of 2007, before the Recession set off a market free fall.
