Steeped in history, this region was once part of the wagon route over the last high altitude pass on the way to California. There are two entrances to Sugar Bowl -- the main entrance that leads to the xx and a gondola carries skiers from Donner Pass Road parking lots over a scenic meadow to the Old Village. There you will find an interesting mix of the old Tahoe Lodge-style homes starting at just under $2 million alongside new contemporary homes that have been selling in the $3- to $5 million.

Sugar Bowl also offers a selection of condos. These are in limited supply, and they rarely come on the market. But if you're looking for a more affordable front-row seat to fresh powder, they tend to be a more affordable entry into Sugar Bowl with starting prices of around $1 million for a 2-bedroom. 

Sugar Bowl is popular with families from the Bay Area and Sacramento, as it's a quick commute up I-80.  The atmosphere there is decidedly laid back, and you won't find high-end retail or the multiple eateries common to some of Tahoe's larger resorts. If you own here, you are likely to get to know your neighbors, as you will see the same faces at the restaurants and the Lodge.
