Luxury Homes for Sale in Truckee

The Martis Valley, near the base of Northstar's Lookout Mountain, features some of the most posh digs in all of Truckee. Martis Camp, a gated community of some 600 homesites, tops the charts with a 50,000 square foot clubhouse perched above the 18th green. Want a private tasting with your own sommelier? No problem. Tired from a day of skiing? Book a massage at the spa and follow up with a dip in the heated saline pool. From a private restaurant with its own ski lift at the base of Lookout Mountain, to the award-winning Tom Fazio Golf Course, it's no wonder Forbes Magazine has called Martis Camp one of the "best four-season Resorts in the U.S." That's reflected in pricing, with homes ranging from over $3 million to $14 million.

Golf Course Homes for Sale in Truckee

Two other golf course communities are nestled in the same corner of the Martis Valley ~ Lahontan & Schaffer's Mill. Developed in the late-1990s, Lahontan is the Grand Daddy of Truckee's gated communities. With its sprawling greens and a clubhouse reminiscent of Julia Morgan meets Greene & Greene, Lahontan is emerging into more of a full-time community of residents who prefer the open spaces and the big vistas it offers. Lodge-style designs defined the early architecture in Lahontan, and that is recently giving way to a more contemporary sleek inspired by the popular flat-roofed homes nearby. Prices range from $1.5 million for resales to under $3 million for newly constructed homes.

Schaffer's Mill, on the north side of the valley, is a smaller community of homes largely clustered around the John Harbottle golf course, which takes center stage here. Members enjoy all the great amenities including swimming, tennis, a private club/locker room at Northstar, and a beach club at Lake Tahoe with a yacht for member use. Mountain modern construction is the most popular at Schaffer's, with prices starting at just over a million to more than $2 million.

Tahoe Donner Homes for Sale

One of the oldest and most popular 'country club'-style neighborhoods is Tahoe Donner, a resort community of some 6,000 homes in the hills above Truckee offering one of the best year-round amenity packages for the price. HOA dues are just $1,900/year, and include golf, tennis, fitness center with year-round swimming pools & hot tubs, beach club/marina at Donner Lake, downhill skiing, and one of North America's best Cross Country Ski areas. Thanks to the fact that the community has been 50 years in the making, homes styles and prices run the gambit in Tahoe Donner. Condos and some of the community's older gambrel-style cabins offer entry-level price points under $500,000, with excellent rental potential. And many of the community's newer homes with contemporary architecture and sweeping views of Donner Summit to the Carson Range sell for between $1million to $2million.

Gray's Crossing

Another golf course community gaining steam in recent years is Gray's Crossing. Here there is no gate or guard shack; just a broad swath of beautiful contemporary homes on both sides of Highway 89 near downtown Truckee. The community features a gym and seasonal swim complex, and members can enjoy the same facilities and golf at Old Greenwood, just east on Interstate 80. The charm of Gray's is its proximity to Old Downtown Truckee, with all the shops and entertainment it offers. Downtown is also soon to be expanded dramatically with a mixed use housing/retail center, a new Nugget Market (think Trader Joe's meets Whole Foods), and an iMax movie theater. Mountain Living

Truckee also offers many full-time communities like Glenshire (the banana belt), Prosser Heights (where some owners still ride horses out their back door), Sierra Meadows (close to Highway 267 & Downtown), and Donner Lake, an eclectic mix of custom lakefront homes and funky one-bedroom cabins that sort of encapsulate the Truckee of old & the mountain town it is becoming, a place where the Amtrak Train Depot and Surf Air have both found a home, where horses and private jets share common ground, a town where what you do for fun is as important than what you do for a living.
