If you've been dreaming of a waterfront home at Lake Tahoe, this might just be the perfect time to go shopping. The year, so far, has been off to a slow start for lakefront homes, with just a handful of significant sales:
- This Eastshore home in picturesque Snug Harbor changed hands in March for $6,750,000 ($1.2 million under its initial asking pice of nearly $8M). Beautiful beach (but no pier), and a 5-bedroom 1960s classic with good bones in need of a remodel.
- A multi-level home with an elevator and boulder-strewn lakefront on Crystal Bay's iconic Gonowabie sold off-market for $9.7 million. It had sold twice in pervious years, once in 2018 for the bargain price of $5.6 million (after more than 3 years on the market), and again during the Covid Rush of 2020 for $7,850,000.
- On the California side of the Lake, a "newish" home with a terrific deep-water pier closed at the end of January for $7.3M cash (a ways off its initial ask of $9.5 million two years ago, but shoulders above what it sold for "brand new" during the last Recession). The house had been a 1970s special with lime-green everything when it sold for $2,350,000 back in 2008. Completely rebuilt, it launched back on the market at $6.5 million during one of the worst downturns in recent memory.
- A contemporary home at the Old Cedars redevelopment in Tahoma that closed for more than $5.5M. The home is one of 6 on what used to be the Old Cedars Lodge, a collection of rustic rental cabins big on "location" and lacking in anything else. The cabins were torn down, and replaced with 6 single-family homes that share a pier and lakefront access. It's an idea that paid dividends. (*This home, for example, sold new for $4M four years ago)

What's New?
As Summer kicks off this week, we have more than two dozen beautiful lakefront properties to choose from, several of them reduced in price since last year.
5 Acres in Incline Village
The Wynn Estate in Incline Village has been marked down $7 million in time for summer. Built by casino mogul Steve Wynn in the 1990s, Old Forge hit the market last year at $76 million (more than double what the current owners paid for it in 2017). It was an ambitious ask, as the home retains much of its 1990s character. But it's being marketed with impressive architectural renderings of what the home "could" look like after a remodel (click on the photo below for a full set of photos).

The main home is more than 12,000 square feet, with an expansive master bedroom & three en-suite guest bedrooms (all with sweeping view of Lake Tahoe). And a guest house features three more bedrooms.
But what's perhaps most unique is the park-like setting. Just a few doors down from the Hyatt, both homes are set on 5 acres with 210 feet of private, white sand beach, a rarity around the Lake.
Markups & Markdowns
Crystal Pointe, a stunning lakefront compound with more than 500 feet of shoreline, is back on the market with a new price, and a new pier (coming soon). A funicular connects the main house to the Lake House, which features a Great Room/bar opening to a patio overlooking the Lake. At $49.5 million, the estate is down more than $25 million from its initial asking price of $75 million in 2017.

Lake Tahoe's East Shore
In Glenbrook, a 4.5 acre lakefront compound with 5 cabins, a boathouse, and a very rare rock crib pier (you can't build those anymore), is on the market for just under $33.8 million. The cabins and the lake house have all been extensively remodeled since it last sold four years ago for $12.3 million. With 5,781 additional square feet of land coverage, a new buyer has the potential to build a sizable main residence on the property. Very unique offering
One of the most unique properties in all of Glenbrook is Shakespeare Ranch. Owned by Larry Ruvo (whose Southern Wine & Spirits is the largest distributor in Nevada), it has been for sale on and off over the years for as much as $98 million.
The current piece of the property being offered -- at $25 million -- includes a handful of the cabins, along with lakefront & the opportunity to onboard boating guests with the use of Mr. Ruvo's pier.

Speaking of $25 Million ...
I just have to pay homage to one of my favorite lakefronts on Tahoe. It's completely impractical (more of a summer home than year-round because it gets its water from the Lake, and, while there is a dirt road to the property off Highway 28, the easiest access is by boat or seaplane). It's rustic ~ a throwback to the days when Tahoe was a place you went to "escape" the rat race.
When you have enjoyed all the trappings that wealth can buy, there is nothing potentially more satisfying to the soul than that which nature can provide. Thanks to its remote & pristine setting on one of the most beautiful lakes in the world, Secret Harbor is just that: priceless.

Quiet Luxury near Sunnyside
Nothing about this home shouts "luxury," but it's obvious in the attention to detail. It features a 7-bedroom main house, a detached guest house, deepwater pier, saline hot tub, indoor lap pool, and 130 feet of private lakefront (just doors down from Sunnyside Restaurant and Lodge). The asking price of $29.5 million is down $9 million since the home debuted three years ago. It last changed hands for $12.4 million in January of 2007, before the Recession set off a market free fall.
