Tahoe Lakefront Homes Shatter Sales Records

Lake Tahoe's waterfront home market is shattering all records in 2026 with the momentum poised to continue on the Nevada side of the Lake through the end of the year.
One Glenbrook, NV lakefront recently closed over-asking for $54,250,000. That's the highest price ever paid for a home on Tahoe's East Shore, surpassing even the 1998 sale of Thunderbird Lodge, the Estate of San Francisco playboy-turned-recluse George Whittell.
Set on 3.65 acres, the 10,000 square foot property features a Guest House, a private pier, and a fitness studio. It was built in 2013 to replace a 1950s cabin that traded in 2007 for $5.75 million. (Read more ... )

The Big Money is Moving to Nevada
Lake Tahoe's East Shore is a picturesque stretch of turquoise Nevada shoreline, beginning just south of Sand Harbor State Park and extending south toward the casinos of Stateline. Only about 9 miles of Tahoe's eastern shoreline is privately owned (the rest is held in the public trust), making this one of the coveted areas of waterfront properties at the Lake.
Appreciation here on Tahoe's East Shore (like Incline Village, NV) is driven primarily by two forces - scarcity, and Nevada's favorable tax climate. With no state income tax, no inheritance tax or state capital gains tax (and favorable treatment for many businesses), the Nevada side of Lake Tahoe benefits from the migration of wealth from California, which has the highest tax rates in the nation for those earning more than $1 million.
With new tax proposals on the California ballot in November (including the "Billionaire's Tax," which would levy a 5 percent tax on those with a net worth of more than $1 billion), 2026 has been a record-breaking year for lakefront sales on the Nevada side of Lake Tahoe:
- 1145 Lakeshore Blvd, Incline Village waterfront estate with an adjacent parcel that sold off market for $125 million in March 2026 to a company connected to Steve Jurvetson, CA venture capitalist and early backer of Tesla and SpaceX
- 919 Lakeshore Blvd., Incline Village 7-bedroom lakefront home built in 2014, also sold to Jurvetson's interests for $47.5M in February 2026
- Wovoka, an East Shore estate property in Glenbrook sold for just under $37M in May 2026
- 460 Gonowabie, newly built lakefront with a shared deepwater pier sold for $25.5M in March 2026
"Wovoka," a 5-bedroom Luxury waterfront home on almost 3 acres of Lake Tahoe's East Shore, closed for $37 million in 2026 - a 60 percent increase over what it had sold for the year before. Thanks to increased demand and scarce inventory, it's one of several Tahoe lakefront properties that have seen unprecedented appreciation in recent years in a very short time period.

The contrast is particularly striking at the top of the market. Six of Nevada's 15 lakefront sales through early October topped $20 million, including three sales above $40 million. California recorded nine lakefront sales during the same period, but none above $20 million. Seven of California's nine sales fell between $10 million and $20 million.
A Tale of Two Shorelines
To put these numbers in perspective, not only are Tahoe's Nevada sales setting new records, they paint a picture of two shorelines diverging in value. In California, the highest price for any lakefront has been just over $40 million, and there have historically only been five lakefront sales over $30 million, including Mark Zuckerberg's purchase of the 6.2 acre Brushwood Estate for $37 million in 2019.
“It's not that buyers don't love the California side of Lake Tahoe; They do. Particularly the Westshore, with its long stretches of white sand beaches and an "Old Tahoe" vibe that just can't be replicated. But many of these buyers already have homes in California, and if they're in a position to take advantage of Nevada tax residency, Incline or Tahoe's East Shore is just the way to go. ~ Jackie
The Nevada side of Lake Tahoe has seen 17 sales over $30 million - in the past five years alone. Demand on the Nevada side, particularly in Incline Village, surged earlier this year on the heels of Sergey Brin's purchase of Crystal Point, a stunning waterfront compound in Crystal Bay that had been previously listed for $75 million. The price had been reduced over the years, and was down to $43 million last year, when the Google co-founder picked it up for $42M (a figure that's looking like the last of the great bargains - at least in Nevada).
It's hard to say it's "just" taxes that are driving the divide in value between the California and Nevada sides of Lake Tahoe. But as someone who works as a broker in both states, I've seen the tax incentives drive buyer preference time and time again. Buyers who can domicile in Nevada for tax reasons (or are anticipating a liquidity event that would allow the change at some point in the near future) will focus only on Nevada properties.
In past years, the majority of those buyers have come from California. More recently, we are seeing an influx of buyers from Washington state, which approved a 9.9 percent income tax on those earning more than $1 million a year. The new tax was approved in 2026 and takes effect in 2028.
"Opportunities" on the California Side of Lake Tahoe
If you're open to either side of Lake Tahoe (or maybe you already live in Nevada), the dollar buys you more in California. With development tightly restricted on both shorelines, scarcity drives value, so both markets have seen strong appreciation over the decades.

Lake Tahoe: An Investment? Or a Legacy?
For many owners a Tahoe lakefront property is a legacy that will be passed down for generations. This one-of-a-kind Rubicon Bay property, for example, last changed hands in 1960:
One of the few remaining lakefront properties of its kind at Tahoe, this 4+ acre Rubicon Bay, Calif compound encompassing three parcels offers more than 660 feet of white sand shoreline with a private pier, boathouse, and several mid-Century structures. As we move into the 4th Quarter, 3 more lakefronts ranging in price from $12 million to $25 million are in escrow on the Nevada side of Lake Tahoe (2 on the East Shore, and one in Crystal Bay). And California has six in escrow - all of them under $7 million.
