Lahontan Homes for sale
Almost one in five homes in Lahontan are owner-occupied full-time, reflecting a trend we have seen in Resort Living in Tahoe. Easy access to the neighboring Truckee Airport (one of 11 Surf Air destinations in California), makes the Martis Valley an easy commute to the San Francisco Bay Area, Los Angeles, and San Diego. The trend has led to the development of new charter schools in Truckee, and Martis Valley now has its own K-12 campus with the Tahoe Expeditionary Academy.
Lahontan's Architectural Trends
Situated on the valley floor near the base of Northstar, Lahontan has an expansive feel, but it is a tight-knit community of less than 600 homesites planned around the winding greens of a Tom Weiskopf-designed championship golf course. A private clubhouse at the start of the course features a bar, elegant dining room and fitness center. The Craftsman-style Lodge designed by noted local architect Greg Faulkner is a masterpiece that pairs natural materials like granite, big beams, and forged steel with elegant finish carpentry. It's a style reminiscent of Greene & Greene and the late 19th Century Arts & Crafts movement, and a style that for years laid the foundation for many of Tahoe's most beautiful estate properties.
Timeless as it might seem, the Craftsman-style homes that defined the architecture of "Old Tahoe" has given way to a more modern aesthetic featuring flat roofs, exposed steel, and what I like to call "Complex Simplicity." Lahontan was slower than some communities to embrace the more contemporary designs, but newly built homes there in recent years are almost all moving in that direction. Some new builds in Lahontan employ the old world look of gabled, steep pitched roofs and wide shiplap wooden siding on the exterior, with more contemporary, cool palettes on the interior. But a few (and not coincidentally, the most expensive) showcase walls of glass or steel, flat roofs, and exposed I-beams.
Affordable Luxury Homes
Compared to some of Tahoe's other gated communities, Lahontan homes are still relatively affordable. The median sales price over the past year has been $2 million. Smaller homes with just 3 bedrooms, and homes built 20 years ago (when Lahontan was first developed) have sold recently for under $1.5 million, but today's inventory ranges mostly from just under $2 million to almost $6 million. Most homesites are under an acre, but a few are up to 1.5 acres.
