Tahoe Donner Home Prices
Thanks to the fact that Tahoe Donner has been 50 years in the making, homes styles and prices run the gambit here. Condos and some of the community's older gambrel-style cabins offer entry-level price points around $800,000, with excellent rental potential. But many of Tahoe Donner's newer homes with contemporary architecture and sweeping views of Donner Summit to the Carson Range sell for between $2 to $3 million (and up).
This MWA-designed home on Upper Skislope with views of the Carson Range and the valley below in Tahoe Donner sold in 2022 $3.85M. Prices have since adjusted downward, following the Covid-era highs of 2020 & 2021.
The mountain "Lodge" style using big wooden beams or whole logs as structural supports has long been the defining style of Tahoe Donner. As in many areas of Tahoe, mountain architecture here is morphing toward the modern, with clean lines, walls of glass and hydronic heat. Flat roofs can be a challenging design in a region where snow loads can exceed 300 pounds per square foot, but some architects have achieved this look with sloped roofs that shed snow in one direction away from the homes' main entries.
Great for Families & Active Adults
One-third of the homes in Tahoe Donner are occupied full-time, a number that has inched higher in recent years as Bay Area residents with the ability to tele-commute migrate here in search of a better lifestyle. With year-round children's programming, including equestrian, skiing, swimming and sailing instruction, Tahoe Donner is an excellent spot for families.
Similarly, Tahoe Donner also offers programming for adults, including fitness classes like Zumba or spin sessions, water aerobics, and (my favorite), ski clinics from downhill to cross country -- tailored to all levels.
The Beach Club Marina at Donner Lake, open seasonally, offers a white sandy beach with fishing and swim docks, as well as a boat launch. Staff equips the beach with lounge chairs throughout the summer, and the café & bar serve grilled lunch items, wraps, fresh salads, beer & wine (along with a limited mixed drink menu). Kayaks, paddle boards and windsurfers are also available for rent. The only thing you need to bring is a towel.
During the winter, Tahoe Donner offers both downhill and cross country skiing. The downhill is great for beginners and children, and easily accessed for a few great turns on a powder day. The Cross Country Center, with more than 38 miles of groomed trails, has been voted one of the Best in North America and stretches down into the Euer Valley, a pristine alpine meadow that was long ranched by the family that bears its name. When the Swiss family decided to sell the property, Tahoe Donner made the wise decision to purchase a large portion of the valley, preserving it as permanent open space and opening the valley for summer use. It is a gorgeous, unspoiled area to enjoy hiking, mountain biking and horseback riding.

Tahoe Donner is truly a four-seasons resort. Summer temps can rise to the high 90s (although evening temps in the 40s act like natural air conditioning). And the winter sees a LOT of snow -- the higher you go in elevation, the greater the snow load. The Fall is beautiful here, and a good Indian Summer keeps the Beach Club open through early October, with Donner Lake warm enough to swim comfortably, and none of the summer crowds.

Tahoe Donner has seen strong growth in value over the years, peaking most recently in 2022, as many Bay Area residents flocked to Tahoe as an escape from the Covid lockdowns.
