Waterfront condos in Incline Village and neighboring Crystal Bay have sold in recent years in the $2 - 4 million range. Steep by some standards, but just a fraction of what a true Lakefront Home costs on the water in Incline. Thanks to Nevada's favorable tax laws (no state income tax, no inheritance tax, and favorable treatment for most business entities), Nevada tends to draw buyers who can benefit from tax relief, driving up the cost of housing here.
Many of Incline's waterfront condos offer docks and/or buoy fields, a plus for those who want to enjoy the Lake by boat. While one can rent a buoy from the Hyatt in Incline Village or several other spots along the north shore, the convenience of having your boat in your backyard is literally priceless.
Incline Village Condos "near" Lake Tahoe
If you're looking for a more affordable way to enjoy the neighborhoods closest to Incline's three private beaches (you have to be a homeowner or a guest to use the beaches), there are several condo complexes near the Lake. Two of the most popular are McCloud and Forest Pines, both just a block from Lakeshore Boulevard. The price for a 2- to 4-bedroom condo in those developments can range from $900k to around $1.5 million, or higher, depending on the finishes and floor plans.
Lake Tahoe Views vs Walkability
True to its name, Incline Village is laid out along the mountainside. The higher you are up the hill, the better the views. That's also true of condos ... some of the units near Diamond Peak Ski Area and higher elevation neighborhoods have amazing views of Lake Tahoe. The flip side is that they're not very walkable.
The neighborhoods closest to the Lake -- the Lakeview and MillCreek areas along with Central South (home to many of the condos on the dry side of the Lake) are relatively flat and easily walkable. Tahoe Boulevard (Highway 28) divides those neighborhoods from the rest of Incline. On the other side of the highway, you have some condos along a year-round creek and a nice selection of townhomes and condos around Incline's both golf courses.
