Record Sales at Lahontan
Lahontan will be the country club to watch in 2026. Property values in this gated golf course community at the base of Northstar have risen consistently over the past decade, with a couple of record-breaking sales in 2025 setting the stage for what could be a very strong market in the year to come.

Contemporary Designs Trending
Home sales north of $6 million have been just a fraction of the overall market in Lahontan. Only 6 homes have fetched that price point in Lahontan since the inception of the community in the late 1990s, two of them in 2025 -- both of them new construction, and both designed in the Mountain Modern/Contemporary style that represents a departure from the "Old Tahoe" designs Lahontan was once famous for.

Sales were brisk in Lahontan last year, with 24 homes changing hands for a total sales volume of more than $95 million, numbers we haven't seen since the Covid lockdowns of 2020 inspired an urban flight to Tahoe. That's a big jump from just two years ago, when only 13 homes sold in Lahontan.
Prices in 2025 ranged from the top-dollar sale of contemporary homes to several impressive sales of "Old Tahoe" style homes in the $3 - 4 million range. One home with just one bedroom (designed to be more of a Guest House to the main, yet-to-be-built home) closed for $1.85 million, a rare price for Lahontan (nothing has previously sold under $2M here in the past five years).
Like many communities, Lahontan values nosedived during the last Recession, bottoming out in 2011. But the years since have seen steady appreciation, and homes have held their value nicely over the past five years.
The New Face of Lahontan's Club
Lahontan is the oldest and most established of Truckee's gated golf course communities. That's reflected nicely in the architectural aesthetic of its Clubhouse and early designs, which are like the crossroads where Greene and Greene meet Big Mountain Lodge styling. It's a testament to the art and joinery of the Craftsman movement that will never entirely fall out of fashion. But the grand-daddy of Truckee's gated golf course communities was overdue a facelift. So two years ago, the Club embarked on a refresh.
Funded by a one-time Club Member assessment of $30,000, the renovations will include a remodel of the fitness center and the iconic Camp Lahontan, as well as substantial modifications to the Lodge with expanded casual dining and bar space, as well as re-imagined indoor/outdoor spaces for socializing like the one pictured below.
A new L-shaped bar at Lahontan's renovated Clubhouse with big screen TVs for viewing sporting games and events aims to enhance social connectivity, and offer a lovely indoor/outdoor space for gathering.
Lahontan Club Membership Pricing
Lahontan is a private, member-owned Club. Its golf memberships, limited to just 350 equity and invitational members, are sold on the open market, and pricing varies based on supply and demand. In January 2026, the Club had only one membership for sale at an asking price of $325,000, on par with initiation fees at the neighboring Martis Camp.

By mid-February, there were just 11 homes for sale in Lahontan, more than half of them priced over $5 million. While it's impossible to predict what will happen with the economy in 2026, if demand remains consistent with last year, Lahontan might well be the country club to watch this year. With a fresh face on the Club facilities, timeless architecture, and strong demand for the Club, it will be interesting to see how Lahontan's next chapter unfolds in 2026 and beyond.
